The contract timeline is as follows:

• Contract start date: The contract comes into force from the moment it is signed.
• Total duration: The initial duration of the contract is 12 months, with the possibility of renewal for an additional 12 months, making the total possible duration 24 months.
• Contract end date: The contract ceases to be valid upon the final receipt of all services and activities, or earlier if these are completed by the Contractor and received by the Contracting Authority sooner.

The contractor is responsible for overseeing all project phases, including project administration and coordinating all activities until final acceptance by the Contracting Authority.

The general objective is to deliver high-quality integrated management and operational services for the student dormitory and its student residents. The contractor must ensure they have the necessary resources, qualified personnel, and technical support to address project challenges and manage unforeseen situations, maintaining high standards. A key goal is to keep the premises clean, safe, functional, and welcoming for residents.

The core services and deliverables explicitly stated in the documents include:

• General operation and management of the student dormitory, encompassing the recruitment, training, and supervision of essential personnel.
• Management of contracts, reservations, and student services, in accordance with criteria set by the Contracting Authority.
• Implementation of accommodation fees as determined and revised by the Contracting Authority.
• Supervision and enforcement of student residence rules.
• Procurement of supplies and inventory management pertinent to the services provided.

The contractor must protect and maintain the building's equipment and air conditioning, which are property of the Contracting Authority, and return them in their received condition (excluding natural wear). Any additional equipment required for smooth operation and interior design must be procured at the contractor's expense, with strict prohibition against placing equipment or makeshift structures in external areas.
• Security and safety services during afternoon-evening hours, weekends, and holidays. This involves daily internal and external guarding, maintaining order, managing emergencies, controlling entry to prevent unauthorized access, preventing damage or vandalism, protecting the Contracting Authority's property, and preventing or limiting incidents such as fires or water leaks.
• Maintenance and cleaning of outdoor areas and the garden.

Expected outcomes also include immediate service and response to student issues related to their rooms, equipment, and common areas, providing high-level professional service, implementing energy-saving measures (e.g., turning off lights/AC in common areas, preventing excessive use of laundry appliances), ensuring cleanliness and proper functioning of equipment/systems for a positive image, and preparing reports on achieved results.
