TENDER DESCRIPTION

The Art Nouveau villa "Guesthouse 2", including the garden facilities, is protected as an individual cultural heritage monument. For the comprehensive refurbishment of Guesthouse 2 that is now pending, the interior fittings were stripped out or dismantled in consideration of heritage protection in the years 2020 and 2021. The building has a deep basement, an underfloor level, a ground floor, two upper floors and an attic floor. The following measures are being tendered: - approx. 86 m² partition walls as stud walls made of plasterboard (GK studs), with fire protection classification - approx. 185 m² partition walls as stud walls made of plasterboard (GK studs), without fire protection classification - cladding/lining and sheathing of existing timber stud walls - approx. 430 m² suspended ceilings, flat plasterboard (GK), as fire-protection suspended ceilings F60 - approx. 145 m² suspended ceilings, flat plasterboard (GK), as 2nd suspended ceiling F0 under fire-protection suspended ceilings - approx. 240 m² insulation of the upper floor ceiling, installation of dry screed F60 - fire-protection cladding of load-bearing steel and timber structural components - soffit/lining elements…
