TENDER DESCRIPTION

The ZAC Mont Coco area is located within the perimeter of the EPOPEA Park major urban project led by the Communauté Urbaine Caen la mer. It is characterized today by a heterogeneous mix of businesses and run-down real estate assets, giving this area an unflattering and unattractive image. However, this site has many strengths: it is located close to the city centre and major traffic routes, and it hosts cutting-edge activities. The project provides for the progressive transformation of this 52.9-hectare area into a mixed-use neighbourhood with a primarily residential focus, while retaining a significant economic component. The current programme represents approximately 276,500 m² of new gross floor area, including silo parking, excluding the areas of existing buildings that will be preserved. It is accompanied by the creation of a park, the redevelopment of public spaces, and the development of new roads and pedestrian and cycle connections.
