In addition to creating open-space work and stay areas, the aim of the refurbishment is to provide a sound energy-related and building-physics upgrade of the building envelope. This includes services related to thermal protection and energy accounting, covering energy planning, proof of compliance according to the GModG (Building Modernisation Act) and optimisation of the building envelope according to the state of the art, insofar as this is possible under heritage protection law. A central challenge is the thermal overheating of the building’s thermal mass, such as the concrete columns, and it requires summer thermal protection. This is to be prevented by suitable measures on the façade (blown-in insulation) or internally in the column area. In addition, the technical and economic feasibility of roof greening in combination with a photovoltaic system on the existing flat roof is to be investigated. In doing so, the existing PV system, including substructure, ballasting and fastening, as well as the structural and design boundary conditions of the building, must be taken into account.
