The contract timeline is as follows:

The contract start date is January 25, 2027.

The contract end date is December 31, 2028.

The total duration of the contract is approximately 1 year and 11 months.

Key milestones and phases include:

• Completion and submission of the preliminary planning booklet by March 30, 2028.
• Quality Gate (QG) 1 takes place at the actual start of services.
• Quality Gate (QG) 2 occurs during service delivery, with a recommendation for it to be at approximately half of the contract duration. For contracts lasting longer than one year, multiple QG 2s are to be scheduled.
• For optional services, the corresponding dates and deadlines will be agreed upon when these services are transferred.

The core scope of work for this tender involves comprehensive planning, coordination, and documentation services, heavily leveraging Building Information Modeling (BIM). Key activities include:

• Overall Coordination: Ensuring overarching technical and organizational coordination of all project participants, trades, and required expert opinions. This encompasses coordinating specialist planners, integrating and tracking expert assessments, organizing and conducting coordination meetings, consolidating and validating specialist plans, identifying and resolving interfaces and conflicts, ensuring adherence to schedules, and documenting essential agreements and decisions. The contractor will act as a central coordination point between the client, specialist planners, experts, and other involved parties.
• BIM-based Planning and Documentation: Summarizing, explaining, and documenting all work results within a coordinated BIM model to enable clear assessment of project aspects and boundary conditions, and completing the BIM model as necessary. This also involves integrating existing BIM models, data, and client specifications into the new BIM model. The planning concept will be developed in the BIM model, and designs will be elaborated based on pre-planning, providing work results for other involved parties and integrating specialist plans. The fundamentals are to be presented and defended to the client in regular model-based BIM project meetings.
• Foundational Analysis and Planning: Verifying available initial data through on-site inspection, acquiring and evaluating official maps and data for digital integration into the BIM model, and conducting qualitative and quantitative analysis of planning fundamentals. The contractor is responsible for developing planning concepts, including rough designs of systems, investigating alternative solutions with model-based representations, and conducting preliminary economic assessments. This also includes recording existing building fabric and assessing its suitability.
• Regulatory Compliance: Preparing and compiling all necessary documents for public-law and approval procedures, including applications for exceptions and exemptions, and creating a building directory using contributions from other planning specialists.
• Risk Management: Implementing risk management procedures in accordance with the CSM-Regulation, which includes creating a preliminary system definition, participating in safety and significance testing, and assisting in executing the safety method as per Ril 125.0100.
• Project Documentation: Creating specifications for the project documentation to be provided by the construction contractor.
