• Project Documentation: Creating specifications for project documentation, ensuring completeness and updates based on legal and technical standards, and coordinating these with the client's project management.
• BIM Model Development and Management: This involves summarizing, explaining, and documenting all project results within a coordinated BIM model to enable clear evaluation. The contractor is responsible for completing the BIM model, assigning and coordinating cost and financing structures within it, and conducting model-based cost and life cycle cost (LCC) estimations. Model-based construction schedule planning is also a key deliverable.
• Planning Concept and Alternatives: Developing a planning concept that includes alternative solutions (specifically three variants) using BIM models and evaluating these options, integrating contributions from other specialized planners. This also involves working through the planning concept within the BIM model to achieve a complete design.
• Foundational and Preliminary Work: Tasks include analyzing project fundamentals, coordinating services with all planning stakeholders, and recording and evaluating existing building structures for integration into the BIM model. Simplified inventory recording and digital transfer of updated documents are also part of this phase. The contractor is expected to advise on the overall project requirements, define the scope, and establish planning and process organization.
• Approval Planning: Preparing and compiling all necessary documents and evidence for public-law approval and permitting procedures, including applications for exceptions and exemptions. This involves deriving and preparing these documents from the BIM model in accordance with relevant regulations, such as §18 AEG or regional building codes, and participating in negotiations with authorities.
• Coordination: Coordinating the assignments and contributions of various specialist planners involved in the project.
