The contract has a total duration of 4 years. The contract begins on the day following the acceptance of the construction work. The contract can be extended by one additional year if it is not terminated in writing at least three months before the expiration of the current term.

The core scope of work for this tender primarily involves Building Automation (Gebäudeautomation - KGR 480) and Commissioning Management (Inbetriebnahmemanagement - IBM), specifically for the core renovation of "Spinnerei".

The Statement of Work (SOW) summary and core deliverables include:

I. Building Automation (KGR 480):

• Automation Facilities (KGR 481):
• Recording of operational and fault messages, measurement, and count values.
• Issuing command and switching commands.
• Operational control, automatic and manual operation, control, and regulation.
• Communication with higher-level room automation devices and sub-systems.
• Displaying operational statistics.
• Functions according to DIN EN ISO 16484-3 for data acquisition, processing, and output.
• Services such as technical clarification, processing, input of addresses (user, plain text), characteristics, measuring ranges, units, parameters, program parts, programs, internal function markers and links.
• Testing, commissioning, fine-tuning, initial instruction of plant operators, and documentation.
• Physical input/output functions: Binary switching/actuating, analog output actuating, analog input measuring, and binary input reporting (all conforming to DIN EN ISO 16484-3).
• Processing functions: Monitoring fixed and sliding limit values, operating hour recording, command execution control, message processing, plant control, motor control, safety/frost protection control, P-regulation, PI-/PID-regulation, setpoint control/characteristic curve, continuous actuator output, arithmetic calculation, event-dependent switching, and time-dependent switching.
• Common input/output functions: Switching, actuating/setpoint, reporting, counting, and measuring.
• Automation Management (KGR 483):
• Management functions for communication input/output, communication block/file, event long-term storage, and database historization.
• Operating functions for graphics/plant display, dynamic overlay, event instruction text, and message parameterization.
• Cables, Lines, and Laying Systems (KGR 484):
• Preparation of cable laying, including creating cable lists, marking cable endpoints, and coordinating with the electrical contractor.
• Verification of the existing cable network, including checking cable endpoints, types, functionality, and documentation.
• Connection of various installation and control cables (e.g., halogen-free NHXMH-J 3x1.5RE, 3x2.5RE, 5x1.5RE; PVC-control cable F-CY-OZ 4x1; symmetrical installation cables J-H(St)H 2x2x0.8 Bd, 4x2x0.8 Bd; NYY-J 3x2.5RE; electrical connection 7x1mm² flexible).
• Data Transmission Networks (KGR 485):
• Installation of data connection boxes, Layer 2 switches (non-blocking 12 ports with DIN rail mounting), patch cables (CAT 7A up to 2m).
• Installation of horizontal/riser data cables (Kat.7A shielded 4x2xAWG23).
• Documentation of the TK-System (paper and data carrier).
• Measurement of Cu CL Link Ea and LWL OM4, including documentation of results as tables and graphics.

II. Commissioning Management (IBM):

• Contractor's (AN) Deliverables:
• Integration of the IBM schedule into the AN's construction schedule.
• Submission of factory and assembly planning.
• Cross-trade commissioning and functional testing.
• Delivery of necessary tools.
• Trial operation and defect rectification.
• Continuous maintenance of a task tracking list (open items list) with deadlines and status tracking, including references to relevant protocols and documents, to be submitted weekly.
• Compilation and provision of data sheets, performance data, plant and function descriptions, test certificates/approvals, and other relevant technical documentation to third parties as preliminary services during construction.
• Coordination and clarification of interfaces with other trades.
• Ongoing protocolling of functional tests, commissioning, and acceptance support.
• Providing input for the commissioning schedules and listing commissioning values for each function in the commissioning protocol.
• Accompanying the IBM manager during spot checks of commissioning activities.
• Joint Deliverables (AN, Client, General Planner, IBM Manager):
• Coordination of the interface catalog.
• Coordination of the trade relationship matrix.
• Execution and documentation of cross-trade functional testing.
• Coordination, Instruction, and Commissioning (KGR 489):
• Repeated instruction for operating and maintenance personnel (5 participants, 8 hours on-site).
• Hourly work by fitters (40h), control engineers (40h), and project managers (20h).
• Coordination of interfaces outside and within KGR 400.
• Participation in expert acceptance, providing approval and test documents, and having a responsible employee present.
