The contract timeline is as follows:

• Contract Start Date: The contract begins on the day it is signed. Alternatively, services will commence the day after the contract is signed, or if the term is later, from the date of signing the Services Commencement Act by the competent technician. If the start date of the works is later, it will be counted from the date stated in the work commencement act, signed by the contract manager designated by Foment de Ciutat.
• Total Duration: The total duration for the execution of the works, including the basic project and environmental license, is indicated by "xxxxx (xxxxx) xxxxx". Similarly, the period for the complete preparation of the preliminary project and other contract works is also given as "xxxxx (xxxxx) xxxxx". The initial anticipated duration for services is "xxxxx months". The complete drafting must be finished within "xxxxx (XXXXX) XXXXXX" days from the day after the contract signing.
• Key Milestones/Phases: The planned duration of the service to be contracted is divided into several phases:
• Avantprojecte + renders (includes 1st prize worth €5000): 8 weeks.
• Projecte bàsic, Llicència ambiental: 10 weeks.
• Projecte Executiu, Projecte d\'Instal·lacions, certificat energètic, Memòria ambiental i estudi de seguretat i salut: 12 weeks.
• Direcció d\'obres, d\'instal·lacions, liquidació, certificat energètic: Duration of the works.
• PR Mobiliari i senyalística: 4 weeks.
• DO Mobiliari i senyalística: Duration of the works.
• Redacció Planejament (includes PE/MPGM): 8 weeks.
• The terms are not necessarily consecutive, and each contract will be signed at the appropriate time.
• After receiving the Technical Conformity of the Project (CTP), the Technical Report of the Project (ITP), and the audit, there will be an additional 2 weeks to deliver the definitive copies.
• Any necessary amendments or adjustments must be incorporated and the definitive document delivered within a maximum of 2 weeks from their communication.

The core scope of work for this tender involves the comprehensive development of construction projects, covering preliminary studies, detailed design, and all necessary associated documentation. This includes the complete execution of contracted works from initial planning through to the final executive project and related management activities.

The Statement of Work summary and core deliverables include:

• Planning Documents: Drafting of necessary planning documents for the execution of the proposed plan, such as PEU and MPGM, if applicable.
• Preliminary Project (Avantprojecte): This deliverable encompasses a descriptive memory of the action, graphic documentation (including renders), measurements, and a budget.
• Basic Project (Projecte Bàsic): This includes a descriptive memory and annexes, content related to the work and activity documentation (equivalent to construction and environmental licenses), graphic documentation, an environmental license, and an economic valuation. This document is essential for processing the Technical Conformity of Project (CTP).
• Executive Project (Projecte Executiu): Following the validation of the basic project, this comprehensive document must contain all necessary information for tendering the work. It comprises executive memory and annexes, an updated technical project for the environmental license, graphic documentation (including renders), an installation project, energy certification, an environmental memory (sustainability and environment documents), a Safety and Health Study (ESS), and economic valuation (measurements and budget). The definitive executive project is one that has been fully approved after incorporating all necessary modifications.
• Furniture and Signage Project (Projecte de mobiliari i senyalística).
• Works Management (Direcció d'obra): This involves the direction, surveillance, and control of the works, valuation and validation of the works, compilation of execution information, actions and decisions to achieve objectives regarding deadlines, cost, and quality, minimization of the impact on the urban environment, the environment, and the safety and health of workers and third parties, and assistance to Foment de Ciutat in technical and functional decision-making.

Additionally, the work covers the analysis of allegations and reports, preparation of response reports, and the acquisition and learning of necessary IT tools. The contractor is also responsible for obtaining all required permits and licenses at their own expense.
