TENDER DESCRIPTION

The Municipality of Magstadt intends to establish a new senior facility on the northern edge of the municipality on a plot of approximately 8,797 sqm (parcel 4945). The existing building (house number 49) including the outdoor facilities will remain. An optional expansion area for the property is also to be considered. The developable area amounts to about 7,300 sqm. The area is designated as green space/park area in the land use plan. There is a development plan Käppele, according to which the property is registered as cemetery land, i.e., cemetery expansion area. The distance to the cemetery and the eastern development must be considered and respected from an urban planning perspective. After completion of the investor competition, a project-related development plan for the senior facility (optionally with a kindergarten) is planned. A care facility with a planned capacity of at least 45 places is to be created, optionally supplemented by outpatient places/assisted living apartments.
