TENDER DESCRIPTION

The city of Oberriexingen has acquired the approximately 16,464 m² former INTEK site in the industrial area "Auäcker" including the existing building substance. The goal is to avoid an industrial wasteland situation, to create areas for the municipal building yard and the volunteer fire department on the site, and at the same time to introduce freed or to be revitalized office and commercial spaces into a market-oriented rental concept. The existing building substance is basically good, but requires considerable upgrading measures (including technical building equipment), especially due to modular divisible office spaces, to enable separate supply and billing for each unit. The revitalization should, if possible, take place under an ongoing rental situation in order to generate income. In parallel, the short-term takeover of building and rental management of the existing property (existing users/tenants) is required, especially for media separation and billing.
