TENDER DESCRIPTION
The city of Oberriexingen has acquired the approximately 16,464 m² former INTEK site in the industrial area "Auäcker", including the existing building fabric. The aim is to avoid an industrial brownfield situation, to realize areas for the municipal depot and the volunteer fire department on the site, and at the same time to allocate vacated or to-be-revitalized office and commercial spaces to a market-oriented leasing concept. The existing building fabric is basically good but requires substantial upgrading measures - especially due to modular divisible office spaces - (including technical building equipment) to enable separate supply and billing for each unit. The revitalization should, if possible, take place under an ongoing rental situation to generate income. Parallel to this, the short-term takeover of the building and rental management of the existing stock (existing users/tenants) is necessary, particularly for utility separation and billing.
