The contract services are structured in stages: Stage 1 encompasses Leistungsphase (LPH) 4, while Stage 2, which includes LPH 5 to 9, is optional.

Stage 1 (Initial Commissioning) includes:

• Basic Services: The contractor is required to provide Performance Phase 4 (LPH 4) of the HOAI (§ 39 Abs. 3 HOAI or § 43 HOAI), either completely or limited to partial services, following Anlage 11.1 HOAI or Anlage 12 HOAI.
• Additional and Special Services (mandatory to offer, optional commissioning):
• Data integration and transfer, with an estimated contingent of 30 hours.
• For specific lots, LPH 4: Coordination and consultation with utility providers.
• Services related to necessary adjustments of Performance Phase 3 (LPH 3) as per HOAI, based on the results of the building technical review and in consultation with the building supervisory authority, to be provided on an hourly basis if needed. This includes services for design planning resulting from adaptation requirements due to the building technical review or funding decisions, along with adapting the design planning and processing official or technical subsequent demands.

Stage 2 (Optional Commissioning) includes:

• Basic Services: The contractor is responsible for providing Performance Phases 5 to 9 (LPH 5-9) of the HOAI (§ 43 HOAI or § 39 Abs. 3 HOAI), adhering to the basic services outlined in Anlage 12 HOAI or Anlage 11.1 HOAI.
• Special Services (mandatory to offer, optional commissioning):
• LPH 8: Creation of open space inventory documentation.
• LPH 9: Supervision services for development and maintenance care.
• LPH 9: Supervision services for defect rectification within the limitation period.
