The contract duration is 36 months, starting from the date of mutual signature of the contract.

Key milestones and phases include:

• Appointment of the chief designer and coordinator I: within 8 days from the signing of the contract.
• Submission of the conceptual design of the residential complex with a description: within 45 days from the signing of the contract.
• Review of the conceptual design by the client: within 7 days from its delivery.
• Submission of a complete application for a building permit after obtaining special conditions from public law bodies: within 70 days.
• Obtaining building permits and submission of main projects.
• Submission of the detailed design with necessary details (4 copies): within 45 days from the date of obtaining the building permit.
• Submission of remaining copies of the condominium elaborates after obtaining the occupancy permit (4 copies).
• Project supervision during construction works, until technical inspection and handover of the building: anticipated 24 months.

The core scope of work for this tender is the production of project documentation for the construction of multi-apartment buildings at the Zagreb, Resnik location, specifically for a "residential settlement" on cadastral plots 1916/1, 1916/2, and 1916/3 k.o. Resnik, in accordance with the Affordable Housing Act.

The statement of work summary and core deliverables include:

• Developing project documentation for buildings, encompassing an optimal, rational, economical, and functional solution throughout all phases.
• Providing a conceptual design for the residential settlement that aligns with location conditions, defines apartment structure, and parking arrangements.
• Obtaining building permits for each building and road.
• Delivering two certified copies of the main project to the client.
• Preparing technical documentation in digital format for a "turnkey" public tendering process. This documentation must include clear technical descriptions, measurable requirements, cost estimates free of discriminatory technical specifications, and sufficient data to control price, quality, and execution deadlines. It must also contain all necessary technical specifications for the scope of construction, equipment, and materials, as well as quality assurance methods and applicable standards.
• Generating e-form documentation for the public tendering procedure, which must include a bill of quantities for all essential construction, craft, environmental, and installation works for the building (excluding design prices in Excel), carpentry and metalwork schemes, and other details. This documentation must be based on the main and executive project, include all vital drawings, layouts, and technical specifications necessary for contractors to submit bids, and expressly exclude any additional, unforeseen, or subsequent works that might arise during the project's execution.
• Developing a bill of quantities for all works, a geodesic study for cadastral implementation, an executive project, and an apartment unit elaboration.
• Providing designer supervision during the construction of the residential settlement.
