The contract duration is 36 months, starting from the date of mutual signing.

Key milestones and phases include:

• Appointment of the chief designer and coordinator I: within 8 days from the date of signing the Agreement.
• Submission of the conceptual design of the residential complex with a description of the solution: within 45 days from the signing of the Agreement. The Client is obliged to review the conceptual design within 7 days of its submission, in agreement with the Ministry of Physical Planning, Construction and State Property.
• After obtaining special conditions from public law bodies, submission of a complete request for a building permit: within 70 days.
• Obtaining building permits and submission of main projects.
• Submission of the execution project with necessary details (4 copies): within 45 days from the date of obtaining the building permit.
• Conducting project supervision during the execution of works, until technical inspection and handover of the building (estimated 24 months).
• Submission of remaining copies of the floor plan elaboration (4 copies) after obtaining the use permit.

Payment milestones are also structured into phases:

• 25% of the contracted amount: upon submission and approval of two variants of the conceptual design of the residential complex by the Client and the Ministry.
• 25% of the contracted amount: upon submission of the geodesic document to the cadastre, a complete request for building permits, and delivery of one copy of the main projects and apartment catalog to the client for control.
• 10% of the contracted amount: upon obtaining final building permits and delivery of main projects certified with a qualified electronic signature.
• 20% of the contracted amount: upon submission of complete execution projects (4 copies) with a bill of quantities.

The core scope of work for this tender involves services for the production of project documentation for the construction of a "residential complex" on cadastral parcels 1916/1, 1916/2, and 1916/3 in Resnik, Zagreb, in accordance with the Affordable Housing Act. The overall goal is to enable modern living conditions with reduced construction and maintenance costs, and to increase construction speed through the use of typical solutions.

The Statement of Work summary and core deliverables include:

• Developing project documentation for the construction of multi-residential buildings.
• Obtaining building permits for each building and road.
• Delivering two certified copies of the main project to the client.
• Providing technical documentation in digital form for a "turnkey" public tender process, which must include clear technical descriptions, measurable requirements, cost estimates without discriminatory technical specifications, and sufficient data for controlling price, quality, and execution deadlines.
• Preparing documentation for the public tender process in e-form. This must include a bill of quantities for all necessary construction, craft, environmental, and installation works (without design prices), joinery and metalwork schemes, and other details. This documentation must be based on the main and executive projects, contain all essential drawings, bases, and technical specifications for contractor bids, and exclude any additional, unforeseen, or subsequent works.
• Producing cost estimates for all works, a geodetic survey for cadastral implementation, an executive project, and a condominium elaborate.
• Providing designer supervision during the construction of the "residential complex".
• Creating an conceptual design of the residential complex that aligns with site conditions, specified apartment structures, and parking arrangements.
• Developing 3D visualizations.
• Creating executive projects, including architectural and construction projects with formwork and reinforcement plans, projects for all installations, and executive drawings of all characteristic construction and craft details, particularly technical solutions for waterproofing and mechanical installations.
• Compiling a bill of quantities for civil engineering, craft, and installation works, and environmental works (with and without design prices).
• Developing joinery and metalwork schemes.
• Performing designer supervision during building construction, which entails controlling and monitoring the quality and dynamic of works according to the project, participating in material/equipment selection, attending site coordination meetings as needed, and resolving any ambiguities with the contractor and/or supervisor.
• Participating in setting out and measuring the building, and preparing floor plan elaborates suitable for land registry implementation after construction.
