Pre-construction Phase:
- Collaborating with the Employer, Design Team, and stakeholders to develop the design from RIBA Stage 3 through Stage 4 Technical Design and into construction.
- Providing buildability reviews, construction methodology advice, programme development, logistics planning, risk management, and cost management input during the design development process.
- Submitting a priced risk register to address any design development or scope gap risks.
- Identifying and procuring long lead items during the pre-construction services period.
Construction Phase:
- Coordinating specialist subcontractors.
- Procuring and managing long lead items.
- Integrating new and existing building elements.
- Testing and commissioning all building systems.
- Training end users where required.
- Providing a complete operation and maintenance handover package.
- Developing and implementing a construction methodology that minimizes disruption within a live operational estate, maintains safe access for building users, and ensures successful project delivery according to the agreed programme, quality requirements, and budget.
Specific Construction Works (including but not limited to):
- Construction of new pad foundations to support a new proposed first-floor structure.
- Installation of associated structural steelwork and first-floor framing.
- Provision of new roof coverings, roof build-ups, and associated rooflights.
- Installation of photovoltaics to the roof.
- Removal of asbestos sheeting from the existing roof.
- Installation of new precast concrete staircases.
- Installation of new profiled metal cladding systems.
- Construction of external brickwork infill panels and associated making good works.
- Increasing the size of existing window openings to the West elevation.
- Installation of new windows and curtain walling (where applicable).
- Refurbishment, alteration, and fit-out of the existing CTEC Building.
- Reconfiguration of existing internal accommodation.
- Structural alterations.
- Replacement and upgrading of building services installations.
- Improvements to the building fabric.
- Accessibility enhancements.
- All associated works necessary to provide a fully operational and compliant facility.
Enabling and strip-out works are being managed under a separate contract and are expected to be completed before the main contract works commence.
