TENDER DESCRIPTION

The administrative centre of the Federal Employment Agency in Nuremberg, Regensburger Straße 104-106, was built in 1972 in a hexagonal honeycomb structure with three building wings arranged radially. Component VII, a part of the building that had been used as a data centre up until a few years ago, will be completely converted into a modern, open-plan office landscape (Open-Space concept, "FutureLab"). As part of the conversion, the existing building geometry will be adapted to the new use, including by inserting an additional gallery level in areas with large clear heights. In addition, the building will be equipped with human climate control. The project is carried out in two construction phases: preparatory demolition and stripping works (2026) and subsequent main construction works (January 2027 to December 2028). The construction works are carried out during ongoing operations of the adjacent building parts that are not affected by the conversion; disruption to ongoing operations is to be kept to a minimum.
