TENDER DESCRIPTION

The administrative center of the Federal Employment Agency in Nuremberg, Regensburger Straße 104-106, was constructed in 1972 in a hexagonal honeycomb structure with three building wings arranged radially. Component VII, a part of the building that has been used as a data center up to a few years ago, will be completely converted into a modern, open-plan office environment (Open-Space concept, “FutureLab”). As part of the conversion, the existing building geometry will be adapted to the new use, including by installing an additional gallery level in areas with large clear heights. In addition, the building will be equipped with a human climate system (“humanklimatisierung”). The measure will be carried out in two construction phases: preparatory demolition works (2026) and subsequent main construction works (January 2027 to December 2028). The construction work will take place while the adjacent building parts, which are not affected by the conversion, remain in operation; any disruption to ongoing operations must be limited to a minimum.
