• LPH 1 - Grundlagenermittlung (Basic Evaluation): Clarifying the task, defining functional and technical requirements for two building variants, site inspection, regulatory analysis, and documenting an objective paper along with a workshop roadmap. This phase also includes designing changing and shower areas for 40 people, with potential expansion for 15 additional workstations.
• LPH 2 - Vorplanung (Preliminary Planning): Conducting variant studies, including room structure (Schwarz/Weiß zoning), and developing a ventilation and air conditioning concept that considers relevant workplace regulations (ASR A3.6, ASR A3.5) and hygiene guidelines (VDI 6022), specifically addressing heat loads from IT/KVM in the control room and humidity from the shower areas.
• LPH 3 - Entwurfsplanung (Design Planning): Creating scaled design plans, focusing on ergonomics and KVM integration for the control room workstations, and preparing a design report that details lighting, materials, color concepts, and glare/reflection avoidance. This also involves updating cost estimates and timelines, and integrating functional areas, contamination-reduced pathways, furniture, and KVM topology.
• LPH 4 - Genehmigungsplanung (Approval Planning): Developing and submitting approval-ready documents, including plans for sanitary facilities, daylight, escape routes, and hygiene measures, in coordination with the relevant authorities. Compliance with ASR A4.1 and BImSchG is required.
• LPH 5 - Ausführungsplanung (Execution Planning): Producing detailed execution plans for the changing rooms, showers, control room, and KVM integration, along with technical specifications for Schwarz/Weiß zoning, monitor/operating equipment, and KVM. Structural considerations for future building expansion must also be incorporated.
• LPH 6 - Vorbereitung der Vergabe (Preparation for Award): Preparing billable service items for interior work, sanitary installations, electrical/IT, and KVM systems, calculating quantities, drafting tender texts (bill of quantities), and coordinating deadlines and costs with specialist planners.
• LPH 7 - Mitwirkung bei der Vergabe (Assistance in Awarding): Assisting with bid solicitation, technical review of offers, comparing bids with emphasis on ergonomics, daylight, and KVM usability, and providing a recommendation for contract award.
• LPH 8 - Objektüberwachung (Construction Supervision): Supervising construction to ensure adherence to planning, specifically for Schwarz/Weiß separation, daylight control, control room ergonomics, and KVM installation. This includes conducting site meetings, maintaining protocols, supporting acceptance procedures, managing defects, and documenting progress.
• LPH 9 - Objektbetreuung (Property Support): Providing support during the warranty period, including collecting user feedback and making fine adjustments to lighting and KVM operations if necessary, and preparing final documentation and handover protocols.

Additional key aspects include:

• The development, analysis, and comparative evaluation of different building variants, presenting their advantages and disadvantages, and providing separate cost calculations, area analyses, and timelines for each variant.
• Moderation of up to seven workshops covering kickoff, processes, lighting, ergonomics, color/material concepts, and final discussions.
• Simulation of the lighting concept, including daylight and artificial lighting for 24/7 operation, with glare and reflection analysis (ASR A3.4).
• Specification of the KVM system, encompassing infrastructure, switching times, and thermal/acoustic decoupling.
• Documentation of Schwarz/Weiß zoning, outlining usage paths and hygiene guidelines in accordance with ASR A4.1.
• Ensuring all necessary documentation, concepts, and approvals (e.g., fire protection, structural stability, thermal insulation, sound insulation, workplace safety, ergonomics, technical systems, general safety, accessibility) are considered as an integral part of the planning services.
• Integrating the new building into the existing access control system.
• Taking into account the future KRITIS status (critical infrastructure as per BSI-Kritisverordnung) and equipping rooms according to the client's protection zone concept, which necessitates a confidentiality agreement.
• All planning services must be delivered in specific electronic formats, including Word®, Excel®, Access®, ACAD®, and Eplan®.
