TENDER DESCRIPTION

On a plot area of approx. 2,500 m², the four building blocks are divided into a street-side front building (five storeys) as well as three courtyard-side semi-detached houses, two storeys each. This results in a gross floor area (BGF) of approx. 2,470 m². The space programme comprises a total of 17 residential units, consisting of two- to five-room units. For the apartments, outdoor areas in the form of terraces, balconies and gardens are provided for the ground-floor apartments. The buildings are not provided with a basement; technical and general rooms are located on the ground floor of the front building. The plot is located in Berlin-Pankow, Niederschönhausen, between Güllweg to the east and Tschaikowskistraße to the south, and is accessed via these. To the west, the new build at Tschaikowskistraße 14 adjoins the Gründerzeit-era neighbouring development. The set-back front building follows the building line and, together with Tschaikowskistraße 16, forms a continuous block development.
