• Deliverables: The contractor is responsible for providing a planning basis and cost estimate if planning and monitoring goals are not yet defined. The services include basic services from HOAI (German Fee Schedule for Architects and Engineers) phases 1, 2, 3, and 4, with potential special services for phases 2, 3, and 4. All planning results must be submitted digitally in specified formats (PDF, vector data for CAD, GAEB_XML for tenders).
• User Requirements: Project work must address user requirements, including a functional scheme, preliminary planning (to be newly created), a room program, and medical/nursing concepts that define the tasks and relationships of utilization units in the final expansion stage.
• Project Management: This includes managing various lists such as project participants, user requirements, open items, original documents, orders, planning interfaces, budget, performance shifts, construction expenditure book, guarantees/retentions, acceptances/warranty, cost tracking, areas/volumes, room uses/numbers, planning change requests, plans/tectonics, execution interfaces, specifications for doors/windows, floor structures, fire barriers, lock cylinders, addenda/extra work, obstacles/concerns, schedule coordination, sampling, defects/remaining work, inspections/maintenance, fire matrix, component catalog, and a technical room book.
• Communication: Regular planning consultations via video conference for phases 2-6 (bi-weekly) and on-site meetings (bi-monthly), with a minimum bi-weekly on-site presence for site supervision during phase 8. Project documentation will include reports on costs, schedules, and quality.
