The core scope of work for this tender involves the design, supply, delivery, and installation of a modular unit and associated Civil Engineering site works at ARC Healthy Living, Irvinestown, Co. Fermanagh.

Specifically, the works comprise:

• An L-shaped modular external building housing a wellness studio and a tea room with a toilet and store.
• Associated foundations and services installations.
• A retaining wall.
• External hard and soft landscaping.

The project objectives include implementing enhancement works to Youth Sport Omagh and Omagh Community House in terms of visual appeal and functionality.

Key deliverables and requirements are to provide an external meeting social space and to create a wellness space for community access to emotional wellbeing activities such as yoga, Pilates, resilience workshops, and physical exercise programs. This also aims to enable service users of addiction services to access physical exercise programs.

The contractor will be responsible for the design, prefabrication, and construction on site, which is estimated to be 4 weeks for construction. The contract will be an NEC3 Engineering and Construction Short Contract with Design and Build Z clauses, binding the contractor to design clauses for the modular build aspect.

Tenderers must include all sums required to provide the works within their Tender Package (TP) - Contract Data (TP-CD) and Price List (TP-PL). This includes all mechanical works, such as connection to existing mains water supply, sanitary ware, plumbing, and testing and commissioning, along with associated builder's works and attendances. It also covers all electrical works, including connection to existing electric supply, wiring to mains in the existing building, internet and Wi-Fi systems, new lighting, power, fire/emergency systems, testing, commissioning, and the issue of "As Installed" drawings, instruction demonstrations, and operations and maintenance manuals. The contractor is also responsible for ascertaining the full scope of works required for each item by referencing the tender specifications and drawings. Any items not specifically identified but required or reasonably inferred for completion are deemed included in the tender.
