The contract timeline is as follows:

• Contract start date: From the mutual signature of the contract.
• Total duration: 36 months.
• Key milestones/phases:
• Submission of a complete request for a building permit, within 60 days after obtaining special conditions from public law bodies.
• Obtaining a building permit and delivery of main projects.
• Delivery of the execution project with necessary details in 4 copies, within 30 days from the date of obtaining the building permit.
• Delivery of the remaining copies of the condominium elaborates after obtaining the occupancy permit (4 copies).
• Performing designer supervision during the construction works, until the technical inspection and handover of the buildings, with an estimated construction duration of 18 months.
• The client is obligated to revise the conceptual design within 7 days from the date of its delivery, in agreement with the City of Biograd na Moru.
• The contractor must submit a written report to the client every 7-10 days detailing activities undertaken for the preparation of project documentation and obtaining special conditions and building permits.
• Payment phases:
• 5% of the contracted amount: Upon delivery of the conceptual design of the buildings with a description of the apartment structure solution, infrastructure, access roads, and a proposal for parceling or forming parcels for each building, and its approval by the client and the City of Biograd na Moru.
• 35% of the contracted amount: Upon submission of the geodesic document to the cadastre, a complete request for obtaining building permits to the competent office, and delivery to the client of one analog copy of the main project and apartment catalog for control.
• 15% of the contracted amount: Upon obtaining final building permits and delivery of the main project certified with a qualified electronic signature of an authorized person, in accordance with the Rulebook on the mandatory content and equipping of building projects, in 2 copies (and in digital form).

The core scope of work for this tender is the provision of services for the production of project documentation for the construction of 13 multi-apartment buildings, each containing 6 apartments, totaling 78 residential units. These units are to be built on specific land plots (k.č.br. 684/7, 684/8, 684/21, 684/33, 684/39, 684/40, 766/1, 766/11, 766/23 and 766/24) in Biograd na Moru.

The core deliverables include:

• A construction work plan prepared by Coordinator I.
• Obtaining a building permit and delivering two certified copies of the main project to the client.
• Technical documentation in digital format for a "turnkey" public tendering procedure, including all necessary technical specifications detailing the scope of construction, equipment, materials, quality standards, and methods of quality assurance.
• Documentation for the public tendering procedure in e-form, which must contain, among other things, a bill of quantities for all essential construction-craft, environmental, and installation works (without design prices in Excel), as well as carpentry and locksmith schemes and other details. This documentation must be based on the main and executive projects and include all necessary drawings, bases, and technical specifications for contractors to prepare bids, explicitly excluding any additional, unforeseen, or subsequent works during construction.
• The documentation is to be submitted to the client in both bound format (1 copy) and digital format (on CD, in appropriate file types) for use as part of the technical documentation in the public tender for construction works.
