TENDER DESCRIPTION

On a plot area of approximately 2,500 m², the four building units are divided into a street-facing front building (five stories) and three courtyard-facing semi-detached houses (two stories). This results in a gross floor area (GFA) of approximately 2,470 m². The room program includes a total of 17 residential units, consisting of two- to five-room apartments. The apartments have adjoining outdoor areas in the form of terraces, balconies, and gardens for the ground floor units. The buildings are not basemented; technical and common rooms are located on the ground floor of the front building. The property is located in Berlin-Pankow, Niederschönhausen, between Güllweg in the east and Tschaikowskistraße in the south and is accessed via the latter. To the west, the new building at Tschaikowskistraße 14 borders on Gründerzeit era neighboring buildings.
